Two counties, two fire districts, three power companies

Johnstown straddles the Weld–Larimer line, and the boundaries underneath it do not agree with each other: schools split one way, fire another, electricity a third. What to check against an address before you make an offer.

Johnstown is one town with two of most things. It sits in Weld and Larimer counties — about 73 per cent of residents on the Weld side at the 2020 census, 27 per cent on the Larimer side — because the town has annexed west and north-west across the line over time.

Underneath that are three more boundaries, and none of them is the county line exactly. The moving guide covers utilities, commuting and housing. This is the part that decides which of them apply to a particular address.

Two fire districts

Most people do not expect this one. The town’s own fire districts page names two:

  • Front Range Fire Rescue covers the Weld County side. It was formed from the former Johnstown and Milliken fire protection districts, which combined in 2015 and became a single district in 2018, with stations in Johnstown, Hill n Park and Milliken.
  • Loveland Fire Rescue Authority, through the Loveland Rural Fire Protection District, covers the Larimer County side — including developments such as Johnstown Plaza and Iron Horse.

The Johnson’s Corner area is treated separately again.

In an emergency none of this matters: call 911 and the right engine is dispatched. It matters for inspections, plan reviews and burn permits, for the fire-district line on a tax bill, and for knowing whose number to ring about anything that is not an emergency. Check the address against the town’s page rather than inferring it from the county.

Two school districts

Most of Johnstown is Weld County School District RE-5J — Elwell and Pioneer Ridge elementaries, Roosevelt Middle and Roosevelt High, all in town. The north-west corner, on the Larimer side, is Thompson School District R2-J, which is Loveland’s district. The town lists both.

“Johnstown schools” is therefore not one answer. Confirm an address with the district itself before you commit.

Three electricity companies

The town’s utility service providers page gives each one a patch of the town:

United Power “Pioneer Ridge area and south”
Poudre Valley REA “Johnstown North of CR 48 1/2 and West of I25”

Natural gas is Xcel throughout. Rates and terms differ between a member-owned co-operative and an investor-owned utility, so which one serves an address is a real question, not a formality.

What the county decides

Which side you are on sets the assessor who values your house and hears an appeal, where you record a deed, which county court hears a case, and which county contests appear on your ballot beside the town’s own.

Before you make an offer

  1. Which county is the address in? — the town, or either county assessor.
  2. Which fire district? — the town’s fire districts page.
  3. Which school district? — Weld RE-5J or Thompson R2-J, confirmed by the district.
  4. Which power company, and is the parcel in a metropolitan district? — the utility providers page and the state special district map.
